16 crucial difference between maintenance and repair especially when focusing on organisations with mixed building stock portfolios, where in the contemporary buildingmaintenance sector, the terms are read as one in the same. The retention of historic fabric within a listed building prevents the terms maintenance and repair becoming interchangeable within conservation terminology, due in part to the philosophical, cultural and historical associations and the necessity for the maximum retention of existing fabric in order to maintain cultural significance. The term conservation is a multi-faceted terminology to describe the architectural response to historic buildings, areas or structures and encompasses all the measures and actions on the tangible cultural heritage (ICOM. 2008). The term is essentially an umbrella term, so flexible that it can be utilised to fit almost any context, and is often interchanged with similar meaning terms such as preservation and restoration. In this research, conservation is used to describe the more complex definition of architectural historic building conservation, valuing all primary factors in the continuing survival of a historic building, with care distributed between maintenance management, aesthetic and historical importance, as well as financial regulation.
